The Panama Real Estate Code of Conduct (English version)
This is the Code of Conduct signed by each developer/promoter. It is attached to a contract that obligates them to follow the Code and provides us the right to remove them from the list at any time we find a pattern of abuse and/or a failure to correct errors. The legal document is in Spanish as is appropriate under Panamanian law. The Spanish version of the Code can be read here.
- We guarantee that the buyer of one of our properties will receive clear title, free of any liens or other claims against the property.
- Anything we specifically promise in advertising the property in the way of finishings, construction, social areas, or other amenities will be included in the text of the contract. If our advertising includes items that we are not responsible for providing, we will state that in our advertisements.
- Upon their request, we will provide you with either an English translation of the legal Spanish-language contract or a detailed explanation of each clause of the contract in English at no cost to you.
- If we make any changes to the contract (or to the financing, if we provide that service), than we will notify you in writing at least 15 days in advance. If you have requested an English translation of the contract, then we will automatically send you an English translation of our notice. If you have not done so before, we will provide the translation on request.
- At the time of the final inspection of a property under construction and prior to your final payment, if you are residing outside of Panama, we will provide you with at least 30 days notice of the date of the inspection. If you are residing in Panama, we will provide you with at least 10 days notice of the date of the inspection.
- We will do our best to provide you with our most accurate estimate of your home's completion date. However, we cannot predict the future. If there is a problem that requires us to delay the estimated completion, we will contact you and inform you of the reason for the delay and the new estimated completion date in a timely fashion.
- We will provide the name and contact information for one of our employees who will be responsible for answering questions regarding your property or any concerns you may have regarding it. We will acknowledge receipt of your question or concern within two workdays of our receipt by email or, if you are residing in Panama and have a phone number or if you do not have email, by phone. We will endeavor to provide you with a proper response to your question or concern within seven workdays of receipt, depending on the complexity of the question or concern. If we cannot answer in that time period, we will notify you and explain why.
